Here is the Kenmore Team month end real estate market update for the month of February.

February 2010
Active Listings = 951*
Listings Sold = 165
Average Sold Price = $191,400
Listings Under Contract = 403*
Average Days on the Market = 126

*As of May 2009 the way the Association calculates this number changed, so we have no accurate historical data to compare to.

As compared to last month, our active listing inventory increased from 933 to 951. Our listings sold went from 162 homes sold in January to 165 sold in February. Our listings under contract went from 311 to 403. Average days on the market stayed pretty much the same from 125 to 126.

Here is what is selling by price breakdown…

$0,000 – $149,999 = 38%
$150,000 – $199,999 = 27%
$200,000-$249,999 = 15%
$250,000-$299,999 = 10%
$300,000-$349,999 = 3%
$350,000-$399,999 = 3%
$400,000+ =4%
