Here is the Kenmore Team month end real estate market update for the month of June 2011.

June 2011
Active Listings = 1238
Listings Sold = 273
Average Sold Price = $204,700
Listings Under Contract = 343
Average Days on the Market = 54

As compared to last month our numbers increased slightly across the board. Our active listing inventory increased from 1202 to 1238. Our listings sold increased from 254 homes sold in May to 273 sold in June. Our listings under contract also increased from 307 to 343. Average days on the market stayed pretty much the same from 56 to 54.

$0,000 – $149,999 = 31%
$150,000 – $199,999 = 29%
$200,000-$249,999 = 16%
$250,000-$299,999 = 11%
$300,000-$349,999 = 5%
$350,000-$399,999 =3%
$400,000-$499,999 = 3%
$500,000+ = 6 homes sold

The June housing market was stable, reflected by the increase in the number of homes sold, and looks to continue according to the number of homes under contract. Interest rates remain at an all time low, so if you are looking to purchase a home, now may be the time.

Here is the Kenmore Team month end real estate market update for the month of May 2011.

Active Listings = 1202
Listings Sold = 238
Average Sold Price = $207,600
Listings Under Contract = 307
Average Days on the Market = 56

As compared to last month our numbers decreased slightly with the exception of our active listing inventory. Our active listing inventory increased from 1128 to 1202. However, our listings sold decreased slightly from 255 homes sold in April to 238 sold in May. Our listings under contract also decreased just slightly from 314 to 307. Surprisingly average days on the market dropped by 2 weeks from 70 to 56.

$0,000 – $149,999 = 28%
$150,000 – $199,999 = 32%
$200,000-$249,999 = 15%
$250,000-$299,999 = 9%
$300,000-$349,999 = 7% (increased by 5%)
$350,000-$399,999 =5%
$400,000-$499,999 = 3%
$500,000+ = 3 homes sold

The May housing market was flat once again, reflected by the number of homes sold, and looks to continue according to the number of homes under contract. However, interest rates remain at an all time low, so if you are looking to purchase a home, now may be the time.

Average Days on the Market = 70

As compared to last month our numbers pretty much stayed the same. Our active listing inventory increased from 1021 to 1128. Our listings sold increased slightly from 243 homes sold in March to 246 sold in April. Our listings under contract also increased just slightly from 312 to 314. Average days on the market stayed exactly the same at 70.

As compared to last month, our active listing inventory increased from 979 to 1021. Our listings sold increased from 170 homes sold in February to 217 sold in March. Our listings under contract also increased from 279 to 312. Average days on the market stayed exactly the same at 70.

As compared to last month, our active listing inventory increased from 954 to 979. Our listings sold decreased from 161 homes sold in January to 157 sold in February. Our listings under contract however increased from 223 to 279. Average days on the market decreased slightly from 76 to 70 this month.

The February housing market gained momentum, not reflected yet in the number of homes sold, however, looking at the increase in the number of homes under contract, we should see further strength in those numbers next month.

As compared to last month, our active listing inventory increased from 922 to 954. Our listings sold decreased dramatically from 240 homes sold in December to 145 sold in January. Our listings under contract however increased from 188 to 223. Average days on the market increased from 60 to 76 this month.

As compared to last month, our active listing inventory decreased from 972 to 922. Our listings sold stayed the same from 230 homes sold in November to 229 sold in December. Our listings under contract decreased from 234 to 188. Average days on the market decreased from 68 to 60 this month.

As compared to last month, our active listing inventory stayed virtually the same at 1070 as compared to 1098. Our listings sold decreased from 249 homes sold in August to 221 sold in September. Our listings under contract decreased slightly from 309 to 284. Average days on the market decreased slightly from 129 to 116.

So, our third month monitoring the market, shows a slowing, however we only have a 4 month supply of homes, which creates a healthy market. Interest rates remain low still driving the market on new purchases.
