Here is the Kenmore Team month end real estate market update for the month of January 2012.

January 2012
Active Listings = 1128
Listings Sold = 152
Average Sold Price = $214,000
Listings Under Contract = 245
Average Days on the Market = 88

As compared to last month our active listing inventory increased from 1075 to 1128. Our listings sold decreased significantly from 247 to 152. Our listings under contract however increased from 211 to 245. Average days on the market decreased from 95 to 88 days.

Here is what is sold in January by price breakdown…
$0,000 – $149,999 = 29%
$150,000 – $199,999 = 33%
$200,000-$249,999 = 10%
$250,000-$299,999 = 14%
$300,000-$349,999 = 5%
$350,000-$399,999 =4%
$400,000-$499,999 = 4%
$500,000+ = 1 homes sold

The January housing market showed some normal seasonal slowing, with less homes closing in January, however interest rates are amazingly low and lots of buyers are out buying!
