Here is the Kenmore Team month end real estate market update for the month of December 2011.
December 2011
Active Listings = 1075
Listings Sold = 235
Average Sold Price = $203,900
Listings Under Contract = 211
Average Days on the Market = 95
As compared to last month our active listing inventory decreased from 1170 to 1075. Our listings sold decreased slightly from 241 to 235. Our listings under contract also decreased from 237 to 211. Average days on the market increased from 69 to 95 days.
Here is what is sold in December by price breakdown…
$0,000 – $149,999 = 36%
$150,000 – $199,999 = 27%
$200,000-$249,999 = 17%
$250,000-$299,999 = 10%
$300,000-$349,999 = 5%
$350,000-$399,999 =2%
$400,000-$499,999 = 2%
$500,000+ = 2 homes sold
The December housing market showed some seasonal slowing. However, for those home sellers in the $250,000-$350,000 range we finally had some increased movement increasing by 5% of the homes sold in December. Interest rates are predicted to continue to stay low this year. If the first week of January is any indication, 2012 looks to be great!
