Here is the Kenmore Team month end real estate market update for the month of December 2011.

Active Listings = 1075
Listings Sold = 235
Average Sold Price = $203,900
Listings Under Contract = 211
Average Days on the Market = 95

As compared to last month our active listing inventory decreased from 1170 to 1075. Our listings sold decreased slightly from 241 to 235. Our listings under contract also decreased from 237 to 211. Average days on the market increased from 69 to 95 days.

Here is what is sold in December by price breakdown…
$0,000 – $149,999 = 36%
$150,000 – $199,999 = 27%
$200,000-$249,999 = 17%
$250,000-$299,999 = 10%
$300,000-$349,999 = 5%
$350,000-$399,999 =2%
$400,000-$499,999 = 2%
$500,000+ = 2 homes sold

The December housing market showed some seasonal slowing. However, for those  home sellers in the $250,000-$350,000 range we finally had some increased movement increasing by 5% of the homes sold in December. Interest rates are predicted to continue to stay low this year. If the first week of January is any indication, 2012 looks to be great!

Listings Sold = 229
Average Sold Price = $181,100
Listings Under Contract = 237
Average Days on the Market = 69

As compared to last month our active listing inventory decreased from 1234 to 1170. Our listings sold decreased slightly from 232 to 229. Our listings under contract also decreased from 299 to 237. Average days on the market increased slightly from 64 to 69 days.

$0,000 – $149,999 = 42% (increased by 10%)
$150,000 – $199,999 = 26% (decreased by 5%)
$200,000-$249,999 = 17%
$250,000-$299,999 = 8%
$300,000-$349,999 = 3%
$350,000-$399,999 =2%
$400,000-$499,999 = 2%
$500,000+ = 1 home sold

The November housing market slowed in all areas. However, it appears the first time homebuyers are taking full advantage of the still incredibly low interest rates, capturing 68% of the homes sold in November. If you have a home to sell in this price range, now may be the time to get a quick sell and move up with these great interest rates.

Listings Under Contract = 299
Average Days on the Market = 64

As compared to last month our active listing inventory decreased from 1306 to 1234. Our listings sold also decreased from 259 homes sold in September compared to 218 sold in October. Our listings under contract remained consistent at 299 compared to 295 last month. Average days on the market increased slightly from 61 to 64 days.

$150,000 – $199,999 = 31%
$200,000-$249,999 = 16%
$250,000-$299,999 = 11%
$300,000-$349,999 = 3%

The October housing slowed some as compared to the previous month. We still have quite a large inventory of homes on the market as compared to previous years at this same time. So, if you are in the market to purchase a home, you have choices and unbelievably low interest rates.

As compared to last month our active listing inventory decreased slightly from 1388 to 1306. Our listings sold remained consistent at 247 homes sold in September compared to 253 sold in August. Our listings under contract also remained consistent at 295 compared to 293 last month. Average days on the market increased slightly from 55 to 61 days.

The September housing market once again looked much like the previous month. We continue to have quite a large inventory of homes on the market as compared to previous years. Average Days on the Market = 55

As compared to last month our active listing inventory remained nearly the same at 1388 compared to 1383 last month. Our listings sold decreased from 274 homes sold in July to 243 sold in August. Our listings under contract increased slightly from 285 to 293. Average days on the market decreased from 62 to 55.

$200,000-$249,999 = 13%
$250,000-$299,999 = 13%

The August housing market looked much like July. We have quite a large inventory of homes on the market as compared to previous years. If you are in the market to purchase a home, there is much to choose from, and watch those interest rates, they are truly unbelievably low. At one point last week I saw the 15-year dip down below 3%.

As compared to last month our active listing inventory increased from 1238 to 1383. Our listings sold increased from 286 homes sold in June to 267 sold in July. Our listings under contract also decreased from 343 to 285. Average days on the market increased from 54 to 62.

As compared to last month our numbers increased slightly across the board. Our active listing inventory increased from 1202 to 1238. Our listings sold increased from 254 homes sold in May to 273 sold in June. Our listings under contract also increased from 307 to 343. Average days on the market stayed pretty much the same from 56 to 54.

The June housing market was stable, reflected by the increase in the number of homes sold, and looks to continue according to the number of homes under contract. Interest rates remain at an all time low, so if you are looking to purchase a home, now may be the time.

As compared to last month our numbers decreased slightly with the exception of our active listing inventory. Our active listing inventory increased from 1128 to 1202. However, our listings sold decreased slightly from 255 homes sold in April to 238 sold in May. Our listings under contract also decreased just slightly from 314 to 307. Surprisingly average days on the market dropped by 2 weeks from 70 to 56.

$200,000-$249,999 = 15%
$250,000-$299,999 = 9%
$300,000-$349,999 = 7% (increased by 5%)

The May housing market was flat once again, reflected by the number of homes sold, and looks to continue according to the number of homes under contract. However, interest rates remain at an all time low, so if you are looking to purchase a home, now may be the time.

As compared to last month our numbers pretty much stayed the same. Our active listing inventory increased from 1021 to 1128. Our listings sold increased slightly from 243 homes sold in March to 246 sold in April. Our listings under contract also increased just slightly from 312 to 314. Average days on the market stayed exactly the same at 70.
