Here is the Kenmore Team month end real estate market update for the month of April 2012.
April 2012
Active Listings = 1284
Listings Sold = 231
Average Sold Price = $206,100
Listings Under Contract = 384
Average Days on the Market = 78
As compared to last month our active listing inventory increased from 1226 to 1284. Our listings sold decreased from 241 to 231. Our listings under contract increased from 340 to 384. Average days on the market decreased slightly from 85 to 78 days.
Here is what sold in April by price breakdown…
$0,000 – $99,999 = 12%
$100,000 – $149,999 = 16%
$150,000 – $199,999 = 33%
$200,000-$249,999 = 16%
$250,000-$299,999 = 11%
$300,000-$349,999 = 4%
$350,000-$399,999 =2%
$400,000-$499,999 =4%
$500,000+ = 5 homes sold
We continue to see improvement in the market! The spring market is proving to be strong here in the Tri-Cities. Good news for the upper end market, things finally started moving above $400, 000, which had seen very little movement the past few months. There are still lots of buyer’s in the market taking advantage of the still low interest rates, so if you are considering selling and buying this may be the time.
